Rails spinoffs - Nov 2006 - Need to use 3 effects on one <div> and do them in order

Ok, I want to fade out the content in a certain div using Effect.Fade,
load new content with Ajax.Update, and then fade in the new content
using Effect.Appear. I am clueless on how to do this so that it appears
in order and I do not know what to do at this point. If you guys could
please post a link or simple explanation on how to do this. Thanks
